What is meant by loading? The difference of the super built-up area and the carpet area of an apartment is termed loading. This means that a loading of 30 percent would imply an apartment to shrink to 1220.00 sq. ft. when it was advertised as 1645.00 sq. ft. and the customer bought the apartment thinking it to be so. A common phenomenon that has been observed and had been a primary reason for customer's dissatisfaction and complain is people find their apartments spaces much below their expectations and land up in small spaces. Primarily the advent of the culture of gated community and apartments with swimming pools, club houses, gymnasium, elevators and stair cases which has become the necessity owing to the need of the clientele to have all life style infrastructure under one roof and also for the building being multi-storied. No doubt, the customer is endowed with a plethora of benefits in the gated community which is made available at the disposal of the customer but at the cost of loading from the developer. As there is no regulation in this regard at present, the developer is free to increase the loading as much as he wants. If there is a regulator, there can be a ceiling on the extent of loading by the developer on the residential projects. But till then the buyers' caution is required and not get flowed by the marketing stunts and advertisements which could be misleading. You may land up in a small apartment that you never expected at all. So, as of now caution is the buzzword in this regard.
